Her Marketing was the Key to a Quick  Sale    November,  2011

     Carolyn made sure my house was marketed to many Realtors by having multiple tours and using a web-site with many hits.  She didn’t depend on just being on multiple listing.  A buyer made a bid on my house within 30 days of being on the market in a poor economy and (Carolyn) got me a higher bid than others that sold in this neighborhood for the same home model.  I’m so glad I was recommended to Carolyn.  I didn’t want to be a # in a big company by a Realtor who just wanted to make sales by putting prices low and thereby negatively affecting the local market.

My name is Lynn Loomis and I’ve been privileged to have been involved with Bob and Carolyn in partnership with Chocolate Properties. Even though my comments were completely unsolicited I wanted to encourage others to get involved and reap the benefits of either partnering with or providing listings or purchases. For families unable to purchase property, whatever the reason, Chocolate Properties is the answer by providing Rental Lease Agreements.
I was so excited to receive my first check and with such little time or financial investment on my part I almost felt guilty, but not so much that it stopped me from depositing it.
I have found Carolyn and Bob very professional, creative, industrious, honest and informative. I’m honored to play a small part in the success of all involved with Chocolate Properties.

He proved aggressive in his marketing…

To anyone thinking about selling a home in Albuquerque:Selling in today’s market is challenging. Selling a home in Albuquerque after you’ve moved nearly 1800 miles away is even more difficult.  But we did exactly that in a reasonable time for a fair market price, thanks to Bob Dienst of Chocolate Properties.Bob is a realist who thoroughly researched our neighborhood and beyond. Unlike too many other Realtors, he didn’t bait us with false expectations of an inflated price we would never see.  Nor did he suggest a give-away low-ball price to move the property pronto, regardless of what it might cost us.

He proved aggressive in his marketing and, equally important, open to new marketing ideas that can help sell a house even in a weak market with a huge inventory.

He knows how to optimize use of the Internet, where more and more buyers begin their new home searches.

When something needed attention at our home, Bob was quick to respond to our long-distance calls for help.

He stayed on top of all the details a smooth transaction requires, from the day we signed the listing agreement to receipt of an initial offer, and on through closing.

Selling a home often involves a whole lot of stress. Even that was eased thanks to Bob’s professionalism, enthusiasm, responsiveness and humor.

Best of all, you’ll get a really nice little box of very fine chocolate truffles once the deal is done!

When we move back to Albuquerque at some future date, there’s no question we’ll call Bob Dienst to help with our next home purchase.  And if we’re ever selling again, there’s no question as to where we’ll turn.

In a poor market our house sold within 40 days…

It was important to us as sellers to find a realtor who would not just place the for sale sign in our front yard, but someone who would actually be there each step of the way.  We were referred to Bob Dienst from Chocolate Properties because we were told he has unique marketing strategies.  This not only proved to be true but Bob also proved that he is extremely reliable, trustworthy and communicative.  We moved out of state while our house was still on the market and we felt confident that it was in good hands.  We also knew that Bob would continue working on getting our house sold.  Although we were no longer in the area we received emails and phone calls as soon as there were new updates.

In a poor market our house sold within 40 days.  Upon our first meeting with Bob he shared information on the market and demonstrated three scenarios of pricing and how that would correspond to the length of time our house would be on the market.  This information proved to be absolutely correct.  Both my husband and I were thankful that we were given the honest truth.  There were no surprises the entire time we worked with Bob.

We are extremely grateful for Bob’s hard work and genuine interest in taking care of us.  He even located a reputable realtor in Michigan for us to use because we believe that he truly wants to leave us in good hands.  We wouldn’t hesitate to refer Chocolate Properties to anyone who is looking to buy or sell.  Bob has shown that he really knows real estate and truly cares about his customers every step of the way.
