Policies
There is a non-refundable $50 application fee per adult to apply for this home. Anyone 18 or older who will be residing at the property must apply. We will: check your financial history; verify past landlord references and personal referrals; verify sufficient income; and perform a criminal background screening. Insufficient income, poor credit, outstanding liens or judgments, history of evictions (please no evictions in the past two years), poor rental history and/or a criminal record, or poor personal references will all be grounds for denial. If your application is approved, there is NO lease processing fee charged to you.
PET POLICY: Up to two small FRIENDLY dogs (under 30 lbs. each) with an additional pet rent of $35 per month per pet, OR one medium sized dog (under 60 lbs.). Spayed/Neutered cats are possible for $35 pet rent per cat per month. No more than two pets total of any combination. Home has two “cat or small dog doors”. No other pets of any type unless approved in writing by the owner will be allowed. Per Federal law: accredited Service or Assistance or Therapy Animals will NOT be charged pet rent. There will be no additional pet Security Deposit.
Per the insurance companies: No violent-prone dogs will be accepted and these includes, but is not limited to: Akitas, American Bulldogs, Bull Mastiffs, Beaucerons, Belgian Malinois, Caucasian Mountain Dogs, Chow Chow, Doberman Pinschers, German Shepherds, Great Danes, Keeshond Pit Bulls, Rottweilers, Rhodesian Ridgeback, Staffordshire Terriers, Huskies, Wolf Hybrids, or any mix or variation of these breeds, or any dog with a history of biting, or any dog underwriting deems ineligible. These breed restrictions do pertain to Credited Service or Therapy or Assistance Animals with the authentic accreditation. Approved dogs: nails to be kept trimmed because of the flooring.
